Energy-Efficient Home Design: What to Ask For
Energy-efficient home design starts with the building itself, its shape, orientation, insulation, and windows, before any high-tech equipment enters the picture. The single most cost-effective time to make these decisions is during design, when they cost little more than drawing the lines differently.
Start with passive design
Passive design means using the building's form and orientation to do the heating, cooling, and lighting work for free, before you add mechanical systems. It is the foundation of an efficient home because it reduces the loads everything else has to meet.
The core idea: work with the sun and climate rather than against them. In cold and mixed climates, you want to welcome winter sun and block summer sun. Orientation and layout
How you place the home on the lot has a large, permanent effect on its energy use.

The building envelope: insulation and air sealing
The envelope is everything separating inside from outside: walls, roof, floors, windows, and doors. A tight, well-insulated envelope is the highest-value efficiency investment because it works passively, forever, with no moving parts.
- Insulation slows heat flow. Prioritize generous, continuous insulation in the roof and walls, and pay attention to floors over unconditioned space. Continuous insulation that wraps the structure reduces "thermal bridging," where framing conducts heat around the insulation.
- Air sealing stops uncontrolled leaks. A drafty home wastes energy no matter how much insulation it has, because conditioned air escapes and outside air pours in. Careful detailing at seams, penetrations, and transitions makes a big difference.
- Ventilation matters once a home is tight. A well-sealed home needs deliberate fresh-air ventilation (often with heat recovery) to stay healthy. Tight-and-ventilated beats leaky every time.
Insulation and air sealing are unglamorous but decisive. They are also far cheaper to do during construction than to retrofit.
Windows: the weak point, done right
Windows are wonderful for light and views but are the weakest thermal point in most walls. Good window design balances the benefits against the losses.
- Choose high-performance glazing. Double or triple panes, low-emissivity (low-E) coatings, and insulated frames dramatically cut heat loss and gain.
- Size and place glass with intent. Ample, well-shaded glass on the sun-facing side can be an asset; large expanses on cold or hot-afternoon exposures can be a liability.
- Match glazing to orientation. Different coatings suit different exposures, letting in helpful winter sun on one side while rejecting harsh heat on another.
- Detail for airtightness. Even great windows underperform if they are installed leaky.
The order of operations
Efficiency has a natural priority order. Spend effort in this sequence for the best return:
- Passive design (orientation, shape, shading) — free during design.
- Envelope (insulation, air sealing, quality windows) — the durable core.
- Efficient systems (right-sized HVAC, heat pumps, efficient water heating) — smaller and cheaper once loads are reduced.
- Controls and renewables (smart thermostats, solar) — the finishing layer.
Doing this in order means each step shrinks the next. A well-designed envelope lets you install smaller, cheaper mechanical systems, which can offset the added envelope cost.
